General Community Information
Yes, monthly. Examples include: sweet treat bar, resident grab-and-go, annual pool party.
Our team, location, proximity to NCSU, walking trails to Lake Johnson or to Centennial Campus.
No, all utilities are separate. Renter's Insurance and Electricity are set up and paid directly to third party (Duke Energy for electricity, resident’s choice for insurance). Residents do pay water/sewer and internet to property however they are not included in the base rent price.
However, the resident does have to contact GFiber for modem. Service includes 1 Gig of GFiber internet. There is no additional cost unless they wish to upgrade their service; the resident would pay the difference to GFiber.
Parking is available on a first come, first serve basis.
We do not have any elevators on the community.
Pricing at The Arden is not negotiable. Our rates are carefully set based on current market conditions and availability to ensure fair pricing for all residents.
Yes, full size washer and dryer are included in each apartment home.
While we do not offer door-to-door valet trash service, residents have easy access to an on-site dumpster, which is regularly serviced by the city to ensure the community stays clean and well-maintained.
Yes! We offer a convenient online resident portal designed to make everyday living easier. Through the portal, residents can securely pay rent, submit maintenance requests, and view or sign lease documents—all in one place. It’s a simple, user-friendly way to manage your home anytime, anywhere.
Lease Terms & Application Process
3-15 months
Complete the online application on the website. The last step is to pay the application fee. This takes the apartment off the market and puts it on hold while the screening/income verification is processed.
Age 21+, 3x rent to income ratio, pass ID/credit/rental/criminal background screening.
24-72 hours (depending on income verification process and time of application)
NCSU Land Lease
Yes, there is an application fee of $80 per person. This fee helps cover the cost of processing your application, including screening and verification, so we can ensure a smooth and efficient leasing process for all applicants
Yes, there is a one-time administrative fee of $175 per household.
The deposit at The Arden ranges from $100 to $400, depending on the results of your application screening.
